ABOUT THE ROLE
Financial Manager is a hands-on analytical role within the company's commercial finance division, responsible for managing project financial models, tracking costs and cashflows, supporting pricing governance, and providing the analytical data necessary to drive commercial decisions across the development portfolio.
WHAT YOU WILL DO
Develop and maintain detailed project models (revenue, costs, returns) and perform feasibility studies, scenario analysis, and due diligence on new acquisitions.
Maintain budgets and cost-tracking files, prepare monthly cost-to-complete reports, validate contractor claims, and identify cost-saving or value-engineering opportunities.
Monitor and reconcile monthly cashflow projections, identify funding gaps, and prepare analysis for funding options including debt, equity, and pre-sales acceleration.
Maintain pricing schedules, assess the financial impact of discount requests, and analyze lease proposals for mixed-use or commercial components.
Assist in preparing annual budgets and quarterly forecasts, and deliver monthly reports on financial performance, variances, and commercial assumptions.
Collaborate daily with project, sales, and operations teams to align on assumptions, provide financial insights, and identify risks or opportunities.
Requirements
Bachelor's degree in Finance, Accounting, Economics, or a related field (required).
Professional qualification (CFA, CMA, ACCA, CPA, or equivalent) is an advantage.
5–8 years of finance experience, with at least 3 years specifically in commercial, project, or real estate finance.
Strong hands-on financial modelling skills, with the ability to independently build multi-scenario project models.
Experience in project cost tracking, budget management, and cost-to-complete reporting within a property developer, construction firm, or infrastructure group.
Knowledge of IFRS (particularly IFRS 15 revenue recognition) and familiarity with Cambodia's tax framework.
Proficiency in Microsoft Excel and the ability to manage multiple workstreams under tight deadlines.
Fluent English; Khmer language skills are preferred.
