ABOUT THE JOB

ABOUT THE COMPANY:

A leading firm in the Commercial Real Estate and Property Management sector, operating within a global affiliate network and specializing in comprehensive maintenance and operational oversight for commercial, retail, and industrial properties.

ABOUT THE ROLE:

Property Manager who will fully oversee the daily managerial, financial, and maintenance operations of properties, maximizing value, leading staff, managing tenant relations, and driving leasing success while reporting to the Director, Property Management.

WHAT YOU WILL DO:

  • Oversee day-to-day managerial and financial operations, including leading all on-site personnel (managerial, administrative, and technical).
  • Coordinate agent events and provide marketing materials (e.g., newsletters, vacancy rates, ESG data) to ensure the building's commercial success and support leasing efforts.
  • Ensure optimum occupier satisfaction in common areas, tracking results via quarterly satisfaction scorecards and action plans.
  • Manage all tenancy aspects, including coordination for premises handovers, building positive tenant relationships, and addressing feedback/complaints.
  • Monitor, control, and organize all on-site staff and external vendors/service providers, ensuring adequate roster and holiday coverage.
  • Evaluate maintenance contracts (MEPF, cleaning, security, etc.) for upgrades, and source/negotiate property-related contracts and procurements with external suppliers.
  • Enforce lease agreements and building rules to ensure continuous Health, Safety, and Environmental (HSE) standards, including monthly monitoring of the Regional HSE checklist.
  • Conduct regular property inspections, identify problems, and lead engineering personnel to execute necessary repairs or improvements.
  • Set, prepare, and conduct semi-annual fire drills, property evacuation procedures, and related safety trainings.
  • Review and approve tenant fit-out designs/plans for compliance with agreements, regulations, and to prevent damage to property fixtures.
  • Hold regular management meetings with clients to report activities and present recommendations, and liaise with government authorities on management matters.
  • Collect and analyze operational data of the property and facilities to prepare professional, findings-based recommendations.

WHAT YOU SHOULD HAVE:

  • Minimum 5-10 years of experience in Property Management or a relevant sector.
  • Bachelor's or Master's Degree in a related field.
  • Experience in Commercial, Retail, or Industrial Buildings is a strong advantage.
  • Excellent verbal and non-verbal communication skills in both Khmer and English.
  • Strong leadership and stakeholder management skills to work successfully with clients and tenants.
  • Demonstrated management experience with continuous improvement and knowledge of occupational safety requirements.
  • Strong PC literacy and proven ability to manage daily activities.
